Fidelity Land Trust Transactions. Who Are The Players?

The Fidelity Land Trust Company has hit my radar and that of the Palm Beach Post. Questions are being asked about the company and the sales pitch they are promoting to consumers to allegedly save their homes from foreclosure or cancel their mortgages.

There is so much data to dig though to understand who the players are in this approach that I thought I’d just take a look at some of the parties identified in the public records.

What you will find below is the results of that examination and the parties involved.

This is not an all inclusive listing of all Fidelity Land Trust transactions.

What you will see from just these few transactions sampled is that there are so many entities involved but many of them do not appear to be registered to do business in Florida nor registered as fictitious names. A point that I raied in my article about the owners of Fidelity Land Trust Company, LLC in this article.

Equus Partners is actually a registered fictitious name for Growth Capital Funding Partners, LLC. The signature of the owner of Equus Partners fictitious name appears to be the signature of Edward Cherry. – Source

    Huge News For Fidelity Land Trust !!!!
     A foreclosure action brought by New York Bank of Mellon as Trustee was dismissed today as a result of a motion to dismiss filed by Attorney Howard Feinmel, Esq. of the Delta Law Firm. The motion to dismiss was founded upon a Final Judgment quieting title to the property, canceling the mortgage and voiding the assignment entered in November 2011. 
    Res Judicata apparently is viable when a Mortgage has been cancelled and assignment voided by Default. This is a tremendous victory for Fidelity Land Trust Attorney.

      Thank for sending me some information but you did not give me an email address to reach you. The information you sent is fragmented. Can you please forward the complaint and court documents on the June 19, 2012 action you commented on. All you sent was the final judgment in Levy County on 11/22/2011. Without context it’s not enough to report on.

        Fidelity attorneys have obtained many Final Judgments of quiet title, mortgage canceled and assignments voided can be shown with all identifying names and case numbers redacted

        Fidelity attorneys have obtained many final judgments of quiet title, mortgage canceled and assignments voided. They have also obtained satisfactions. Some of these judgments date back over 2 years!!

        I have been reading the stories on the Get Out of Debt Guy Site for the past few days as an investigative reporter working on a future story on your company.  I am also affiliated with some mainstream media investigative reporters that help me investigate these kinds of stories that Steve seems to be working on — such as the ones that are dealing with the deeds on homes. 

        For the record, I have sat in on meetings a year ago with people who were trying to develop the structure that you are now working with in your company — such as getting their hands on the deeds on homes as part of a way to save them from foreclosure.  That is why I am sort of an expert on the dynamics of how it works — as well as the dynamics of those involved behind the scenes.  What I mean is — it is usually always the same blueprint.

        With that being said, I noticed that you were willing to give your phone number to Steve to answer questions.  That is why I am hoping that you would also be willing to do this with me too — but for my future story I will be doing on your company.  I will of course have more questions about the people behind the product than Steve might have — such as the “Cherry” character.  This is because my people were able to pull up a lot more information on the Cherry character — which I am sure you will understand is a person of interest to many blogs and news agencies right now for obvious reasons.

        So you don’t have a copy of the complaint then? You can share the final judgment but not the complaint?

        I sent you my email and phone number you can contact me and I will show you first hand something no other law firm or company can show you…  60 final judgments, foreclosure cases dismissed with prejudice, satisfactions for pennies on the dollar and settlement offers from banks. This is not some back room loan mod company they do real work in front of a real judge. I will show all final judgments but they are not to be put in the published. I dont need approval from bloggers and journalist the work product shows everything

        I didn’t get the email.

        Just post some of the case location and case numbers here and I’ll check them out. However, I will write about them to help explain the approach to the readers. After all, they are part of the public record already so what’s to hide and why would you want to hide them from the public?

        I’m saying I will talk about your success stories, whoever you are, but need the supporting documentation to back up the claims. It’s not an unreasonable request to factually tell the story.

        Paul — no disrespect meant by this — but you should not resent coming under the scrutiny of the public when there is a charge for money on a product that messes with deed on someone’s house.  Clearly — you understand there have been companies that have scammed homeowners with these kind of things before.  Therefore, even if your company ends up not being one of these companies — you should be happy to prove it to the Court of Public Opinion.  What I am saying is — I am not sure it is a good PR move to challenge bloggers and journalist with these kind of provoking statements you make.  

        Nevertheless, I have to agree with you that you do not need the approval of bloggers and journalist on the work product.  This is why I am sure you will understand that us bloggers do not need your approval on what we write either.
