Consumer Complaint: Ditech is a substandard lender and needs to be looked at further for thier illegal tactics. On XX/XX/2017 my son returned home from a four day trip to Florida. When he arrived and tried to use his key to enter the front door of our home, he was unable to because the home had a lock on the door and his key did not fit the lock so he went to the side door to enter the property, only to find out someone had been in the property. To make the long story short, after Ditech had hired a company called XXXX XXXX to take control on the home and prepare it for what was called winterized they went into my home and winterized my property with out notice to me they basically kicked me out of my house, placing plastic on everything and changing the lock and adding a lock on the front door. I had been trying to get a Deed in lieu from Ditech however they kept giving me excuses on why I did not qualify for the deed in lieu, the message they sent me said I did not qualify for a deed in lieu with a FHA home loan because I had not attempted to sale the home by short sale first, so I was denied the deed in lieu. So I contacted a real estate agent and gave them the information, who has had the hardest time contacting Ditech and speaking to anyone to get the necessary information to list the house on the market. Finally, the real estate agent reached some one and retrieved the information needed to start the listing process. In the mean time, Ditech went into the property to do an inspection to tell the agent how much to list the property for, then they gave the information to the real estate agent. The house is listing today, however I received a letter from Ditech telling me now that I dont qualify for a short sale I’m denied stating You were evaluated for a loss mitigation assistance based upon the eligibility requirements of the Federal Housing Administration ( FHA ) and XXXX the owner of your mortgage account. Based on a careful review of the information you provided to us you are not eligible for FHA Special Forbearance due to the following reason ( s ) – Your account is secured by condemned or vacant property and, therefore is not eligible for this program. We only moved out of the home after the property management took it over and Ditech clearly knew this because I called them and told them this during my complaint to them about going into my home violating our space taping up everything and ripping down window covering and everything else they did … XXXX Ditech is playing games they do not care about consumers at all. Please investigate Ditech and this complaint and advise them to do the right thing and let me have a loan modification. I do have the paperwork verifying the above information. The only reason my property became vacant is because they violated my home changed the lock and added a lock violating our space and removing our normal access to enter the home though the front door because the lock was changed and an additional lock was added on the door.
