I Have Been in Contact With State Law Group to Modify My Mortgage. – Anne-Marie

“Dear Steve,

I am in the process of trying to modify my home loan and am attempting to do my due diligence. I have been in contact with STATE LAW GROUP, a Californina Professional Law Corp., after receiving their postcard in the mail. They claim that I qualify for a loan modification and that they can help me. I am trying to find info. on the company before proceding. They want me to pay them a fee of $3,495.

Have you heard anything about this law group? And are there other companies that will modify for free??

I would appreciate any information or suggestions you may have.

Thank you for your help!

Anne-Marie”

Dear Anne-Marie,

Well maybe the first place to start is to ask them to put in writing their success rate and outcomes from services they have provided to others. What is the likelihood that you will wind up with a permanent modification if you invest the money? It would be smart to make sure that’s information they are willing to stand behind in writing and not just expose in a sales pitch.

Additionally, what are the terms of the deal. They should not be asking you to pay in advance but upon a successful outcome.

Finally, it seems the amount they are requesting you to pay is a sizable amount. It would be prudent to spend a little bit for a second opinion from a licensed real estate attorney in your state before coughing up $3,495 if you are unsure.

Here are some free loan modification resources that might be helpful.

  1. Anne-Marie,
Save your money!  Contact your bank and ask them if they have a modification program.  Also, call HOPE.  They will explore any and all options you have for modifying your loan.  They set up a 3-way call between my neighbor and his bank to help him work out a modification.
    Best of luck to you!
